  • Light, outlet, smoke detector and carbon monoxide detector locations
  • Room dimensions, and door and window locations and sizes
  • Where the utility/mechanical room and electrical panel sit

Saratoga Springs follows the 2021 International Residential Code, with a few specifics worth knowing before you plan a layout:

  • A room counted as a bedroom needs at least 70 square feet, with no dimension under 7 feet
  • Ceiling height is 7 feet minimum, or 6 feet 4 inches at beams, ducts and other obstructions
  • Egress windows for bedrooms need at least 5.7 square feet of clear opening, 24 inches high and 20 inches wide, with a window well extending at least 36 inches from the wall (a permanent ladder is required past 44 inches deep)
  • Stairways need at least 36 inches of finished width and 6 feet 8 inches of headroom
  • Bathroom ventilation needs either a 3-square-foot window (half of it operable) or a 50 CFM exhaust fan
  • Smoke detectors in every bedroom and outside sleeping areas, and a carbon monoxide detector on every level

Groundwater: the one thing Saratoga Springs basements need that Lehi's don't

Saratoga Springs sits along Utah Lake, and in parts of the city the water table sits closer to the surface than homeowners expect. The city maintains its own groundwater protection program for exactly this reason. In wetter years, homes in lower-lying parts of the city can see groundwater pressure against the foundation, which is why a walkout drain inspection is one of the required steps for a Saratoga Springs basement permit — a step Lehi's basement permit doesn't require in the same way.
